How To Make a Landlord Queen First Impression

I’ve always said this, but viewings at your rental property are like a first (blind) date - an opportunity to see if you and your prospective dreamy tenants are going to be a match! 


The more you can relax (get into the right high vibe mindset beforehand), the more they’ll open up and you’ll glean valuable info from the convo.

They’re weighing you up, and of course, you’re trying to work out if they’re your dreamy, ideal tenant too. 

It works both ways.

They’re figuring out if your property meets their wants and desires. Obviously, you’ll have created a beautiful and soulful home with your dreamy tenant in mind, prepped it before the viewing, so how could they possibly resist?!

BUT they’ll also be checking to see if you’re going to be a decent landlord too, even if this is on a sub-conscious level. If they’re looking for longevity, a place to call home, they’ll want to know they’ll be safe and well looked after.....by you! 

So first impressions count - the property and you! And knowing your property/location stuff and pre-empting any questions they may have will get you serious bonus points.

Flip it - if you were in the tenants shoes, what would you want to know about the property and area if you were looking to move there?

And this is where the checklist is a beaut! Below are some of the typical things they’ll want to know, so follow this checklist, find out the info and be totally armed and ready to answer any questions they may have….take it one step further and have an information sheet you can give them or send to them electronically via email.

It shows:

You take pride....with integrity
You’re organised
You’re serious about what you do
You care

AND 

You’re totally bossing it as a Landlord Queen! 

I’m a sucker for a lovely checklist! So here you go…..10 things Tenants may ask on a viewing;

  • Energy Performance Certificate (Required)

  • Council Tax Band/Cost and Idea of Utility Bill Cost

  • WIFI/Phone Reception

  • Copy of Tenancy Agreement

  • Availability Date

  • Local Amenities i.e. restaurants, Drs, Shops etc

  • Schools and Nurseries and their Offsted Rating

  • Positive happenings/improvements in the area

  • Commuter Links i.e. proximity to train station and bus stop

  • Parking
