Ready to Invest in Your First Buy to Let? How to Feel the Fear and Do It Anyway

Imagine this…. what it will look and feel like when you’ve bought your first investment property, you’ve created and provided a beautiful and safe home for your dreamy tenants and the rental income is rolling in. It feels good, purposeful, exciting and satisfying, knowing that you’ve done something for your financial future, created more stability for yourself and knowing you’ve just made a difference, no matter how small you think that is, to someone else’s life. And that is pretty special.

But getting there can seem so simple, until you actually start. I believe starting is actually the biggest hurdle. To say, “Hey Girl! Just start, feel the fear and do it anyway” is a lot easier said than done, I know. It’s amazing how easily the “don’t do it” excuses pop up, right? 

It can feel quite daunting. It’s new, confusing and overwhelming and if you’re anything like me, your deepest inner critic surfaces, your ‘go to’ default limiting beliefs kick in, you swap and change what you should do, comparing and criticising, overriding the incredible, amazing you, that can absolutely handle this. 

If you don’t move forward, then you’ll remain exactly where you are and quite frankly that would be an utter shame.  

You’re too brilliant and have far too much to share and give to the world not to take action, plus you’re watching other women who have taken the leap of faith and invested in property and become Landlords and you too have this beautiful desire and your intuition telling you to go for it. 

You are beyond capable and have all the magic inside of you to do this, so how can you feel the fear and do it anyway? 

Firstly, I want you to know you’re not alone. There are a wealth of wonderful, kind-hearted women out there doing and wanting to do the same as you and they’re feeling, or did feel exactly the same way as you’re feeling now. It’s perfectly normal, I promise.

I too, once upon a time, picked up the phone, made the appointment to view my first potential investment property. It was like I was about to go sit my finals! I honestly thought the Agent on the other end of the phone could smell my fear, hear the trepidation and feel the anxious tiz I’d got myself into…..literally just to pick up the phone. But lovely, it was all in MY head and I don’t think they’d have noticed a thing, or given a sh*t as long as they made the sale.

 A little note, which in my eyes is practical, but in others it may not be considered so practical, but I shall say it anyway, and that is…. to remember that “we never fail, we only learn.” 

This for me, as a girl that has had this ingrained fear of failing, was life changing!

Here are my tips….

 

Take some time to have a rapid research half hour - It’s amazing what and how much you can learn in a short space of time. You’ll be an expert compared to the old you in a very small amount of time! Because as they say knowledge is power – how empowered do we feel when we arm ourselves with information? 

 Write your goal down (you’re 40% more likely to achieve your goal if you’ve written it down) – it becomes more tangible and real and by creating a plan you have a focus and a direction to follow.

 Write down your why – being able to reconnect to and remind yourself of your why will help motivate you to keep moving forward. 

  • Why are you investing in property? 

  • What will happen if you take the leap of faith? 

  • How will your life improve? 

  • How will the lives of others improve if you do this? 

 And a question that I always think is powerful….

 What will happen if you don’t do this? How will you feel then? Better or worse than if you go for it? 

Start small and take it easy - Don’t put pressure on yourself. It’s not a race, nor is it a competition. And this is why I love a small three bed buy to let suitable for a family when you’re starting out. You can lay the foundations and build your gorgeous empire from there. But at the start, enjoy the process and learn the basics as you go. 

Surround yourself with like minded people who will cheer you on, support and encourage you, not those that will fill your head with all the reasons why you shouldn’t be doing it. This is your dream so DO NOT let anyone dim your light because they fear you shining bright, or wouldn’t have the courage to do what you’re doing.

Be mindful though because it’s so easy to get wrapped up in what everyone else is doing. There’s a fine line between being inspired and good old comparisonitus, but ultimately you need to follow your heart’s desires with a little wisdom, a dose of financial sense and a sense of direction. 

 And remember, your potential is endless so have belief in yourself, KNOW you are capable (YES YOU ARE!) and there is someone out there who needs the beautiful home you’ll create for them.
